The residents that live here like to think of our addition as one of the finest in Aboite Township because of the thoughtfulness of our fellow residents. Please join them and your Association Board members in keeping the Lakes of Liberty Mills a great community!
The board members are elected by the association residents. We volunteer our time with the goal of upholding the Association Covenants and to support and improve our neighborhood. Please contact any of us if you have questions or concerns. An annual meeting for all association members is held in the fall. It is at this meeting that residents have a chance to add their vote to any matters that have come before the board that require a membership vote.
Dues are collected during the first part of the calendar year. The dues pay for the upkeep of our common areas, sidewalk lighting, snow plowing, mowing, insurance, and any planned projects.
Included is a copy of the Lakes of Liberty Mills Covenants and Protective Covenants. This document is the basis for keeping the character of our neighborhood the kind of place we all chose to make our home. Please read it and keep it for future reference. Any changes to the Covenant will be printed and sent to all association members.

Refuse Service?
The City of Fort Wayne provides our refuse and recyclable pickup. Currently pickup is on Friday with recyclables picked up every other week. Trash containers are required by law to be hidden from street view except for the period of noon the day before scheduled pickup and until noon the day following scheduled pickup.
Can sump pump drains be run to the street?
The Allen County Highway Department requires that drains must terminate 11.5 feet back from the street curbing. We suggest drains from downspouts and sump pumps be routed to the drainage swell at the back of your property.
Are there organized activities supported by the Association?
The Association has sponsored garage sales and summer picnics in the past. Garage sales may be held on your own, but we ask that only ground stake type signs be used. Signs attached in any way to street signs are not allowed. Please remove signs as soon as the sale is over. Please approach one of the board members with other suggestions.
Our yard equipment exceeds our garage space. Can we put up a storage shed?
No. Outbuildings of any kind are prohibited by the Covenants.
Our children want an outdoor jungle gym. Can we put one in our back yard and fence it in for safety?
All outdoor structures, deck, fence, gym or swing set must be approved by the Architectural Control Committee. Please read Article V of the Covenant for complete details.
Are the lakes stocked with fish?
Yes! There is sunfish, bass, catfish, and other varieties in the larger lake. We recommend that the fish be caught and released. Both lakes collect all street water and runoff from the addition so we cannot verify that the quality of the water is safe. Friends of residents may join in this pastime, but only when the resident is present.
Is it OK to dump our grass clippings and tree branches in the common area woods or behind my house?
No! Please help us keep the common area a pleasant place to hike, visit, and view. All yard refuse is to be disposed of properly and not on neighborhood lands. Burning of leaves and yard waste is also not permitted.
What if a resident is violating a City Code, for example speeding?
The Board recommends reaching out to our neighborhood Police Liaison (email on homepage) call the Fort Wayne Police Non-Emergency number at 260-427-1222 to report the violation. Speed limit signs of 30 mph are posted. If specific times and locations are given, the police may post patrol cars in the Association.
Our next door neighbor is clearly violating one of the Association Covenants.
First, ask the neighbor if they realize they are not complying with the Covenants they agreed to when purchasing the lot. Often a resident has forgotten to read the covenants before starting a project. If the resident doesn't comply after you have brought this up, notify a Board Member and describe what the violation might be. The Board will then decide whether a violation has taken place. If so, the homeowner will be notified and asked to take corrective action.
What should I do if a resident is/may be violating a City Code?
The Board recommends speaking with this neighbor to see if they are aware of the requirement. If they do not comply, then you can notify the Board or contact the City directly

Who is responsible for removing downed trees?
The Board commonly receives several inquiries about fallen trees from association property into private property yards. We have contacted our local attorney on this matter to determine how we are to proceed from a legal standpoint. The following table summarizes the legal direction we have received and will be following for all future fallen tree or risk of falling tree related matters.
Tree falls from association property on to private property – no damage.
It is the responsibility of the private property owner to remove the tree.
Tree falls from association property on to private property – damage to property.
It is the responsibility of the private property owner to remove the tree and pay for repairs and/or submit a claim to their insurance carrier.
Private property owner wishes to cut down (or have cut down) trees on the association’s land.
It is the responsibility of the private property owner to obtain prior written authorization from the Board and to pay for the tree removal. Damage caused by a cut down tree is the responsibility of the person who cut down the tree.
Board is notified of a tree on association property which may pose a risk of injury to the general public or other potential safety concern.
Board will review these situations on a case by case basis and determine best course of action.
